Can Cape Shore Property Management help me sell my property?

Can I reach you after hours?
Yes. We have a 24 hour answering service with a live person and each owner will have access to the broker’s private cell phone number.
Do you perform property inspections? How often?
Prior to a tenant moving in we do a “move in” inspection to document the condition of the property. While the property is occupied we do drive by inspections every 60 days and every 6 months we do an interior inspection of the property. When the tenant moves out we do a “move out” inspection to ensure the tenants return the property in the same condition as it was when they signed their lease.
Having our pulse on the neighborhood and property goes a long way in preventing lost revenue and property degradation.
How are maintenance issues handled?
At Cape Shore Property Management, we only hire licensed and insured vendors to do all necessary repairs. Since we manage multiple properties we are able to negotiate lower prices with our vendors and pass these savings on to our owners. We do not charge any extra fees for maintenance and repairs. All tenant requests are made in writing through the tenant portal. This creates a work order that is tracked from start to finish by our team. This process allows us to perform maintenance requests quickly and efficiently.
How is rent collection handled?
All tenants pay rent via ACH. We do not accept checks or cash. Most tenants have their rent deducted on the 1st of the month. All our tenants love it because they don’t have to write checks and their rent is never late!
How long does it take to lease my property?
The average market time for a rental in the Cape Coral/Fort Myers area is 22 days. Some homes will rent quicker than others. We will guide you through the process to make the property “rent ready” and determine the correct market rent. Generally we can have your property rented in 2-4 weeks.

How much do your Cape Coral/Fort Myers property management services cost?
Once we have approved a highly qualified tenant for your property and a lease has been signed and money collected, a commission equal to one month’s rent is due from the property owner. A management fee equal to 10% of the monthly rental income is charged per month.
How quickly does Cape Shore Property Management process monthly rents?
Rent from the tenant is due on the 1st of each month, late on the 5th. Since all of our rents are collected via ACH we have virtually no late rent. Once we collect the rent on your behalf it is deposited into our escrow account and will clear in 2-4 business days. We generally process your rent and financial statement by the 10th of each month and we pay owners between the 10th and 15th. All owners are paid via ACH and you will get an email alert when your statement is published and your payment has been made. Our CPA reviews all statements to insure accuracy.
What type of properties do you manage?
We manage single family homes, small apartment buildings and small commercial buildings.
When you find a resident for my rental home, how do you qualify them?
We strive to provide you with the caliber of residents that you want in your home. We have a very strict tenant selection criteria, including criminal background check, credit report, verification of employment and complete rental history. We verify employment in writing and we contact previous landlords.
