Do you allow pets? Is there a pet deposit fee?

Pets are allowed with limits. Generally there is a limit of 25 pounds per pet with no dangerous dogs, no exotic animals. Pet deposit is $300 non- refundable and $20 per month pet rent.

How do I pay rent?
All tenants pay rent by ACH through the tenant portal. We do not accept checks or cash. Once you have been approved you will be sent an email to set up your tenant portal and automatic payments. It takes 2-4 business days for your ACH payment to clear so most tenants pay on the 28th so they are never late. As long as you have money in your account on the 28th you will never miss a payment. Our tenants love it! 

How long will it take to process my application?
 We process most applications in 2-5 business days. It is important that you submit the application promptly and return the Verification of Employment and the Verification of Rental History in a timely manner. We will take back up applications and accept another applicant if we do not receive these documents on time. 

How much is the application fee? Are there any other fees?

Application fee is $75 per adult. All occupants over the age of 18 must fill out an application and pay the fee. The application fee is non-refundable. There is also a lease processing fee of $125 due upon lease signing.

How much money is required to move in?
We require first, last and security deposit to move in. You will also be required to pay any pet deposits and the lease processing fee.

What are your qualifications?
We require that your income be equal to 3 times the annual rent. Any prior evictions or felony convictions will not be considered. See the Rental Application Form and Selection Criteria.
